A new report published in the Sunday Independent indicates that Irish property prices are beginning to stabilise after some areas saw an increase of 12.3 per cent in 2016.

New figures show a significant decline in price inflation in key market areas, falling from 8.8 per cent in the first half of last year to just 2 per cent in the second.

Dublin remains the most expensive area to purchase a home with an average cost of €920,833 for a property in Dublin 4 and €683,333 in Dublin 2.

The price of a three-bed semi in the sought-after Dublin 4 area rose by just over one per cent in the latter half of 2017, while similar properties in North Co. Dublin and Dublin 15 rose by close to one per cent and two per cent respectively.

Longford is the cheapest county to purchase a home, with average house prices coming in at just €95,000.

So, it looks like we may not have to give up our beloved avocado on toast after all!

Last month, Greys Anatomy veteran Ellen Pompeo revealed that she had secured over half a million dollars per episode of the iconic medical drama show.

Now, the actress has spoken to Jimmy Kimmel about how she feels that women are socially influenced not to be difficult and fight for higher salaries.

Pompeo feels that women need to step up and make sure that they ask for the salary they feel they deserve in order to be equal.

A post shared by Ellen Pompeo (@ellenpompeo) on

'As women, you know, it’s not only about what’s done to us or what’s not given to us, it’s what don’t we ask for,' she said,' on The Jimmy Kimmel Show.

'How much of it is isn’t given to us or is it that we don’t ask?'

'And I think that as much as we can point the finger at other people, and say, ‘You don’t give us’ or You don’t treat us fairly,’ we also have to point the finger at ourselves and say, ‘Did we ask?'

A post shared by Ellen Pompeo (@ellenpompeo) on

'Did we step up and have the gumption to ask for what a man would?' We have to own our part of it and sometimes we’re too shy.'

'We’re too afraid to be seen as difficult… to really speak our mind,' she finished.

Asking for your worth in a financial negotiation can be difficult, but Ellen believes it is necessary to close the gap between men and women's salaries.

In the continued trend of rebooting beloved classics, Sabrina the Teenage Witch is next in line.

And while yes, we would love more sassy comments from Salem, we do have to wonder what the original star of the ABC sitcom thinks of the new programme, which will be a darker retelling of The Chilling Adventures of Sabrina comics.

Entertainment Weekly asked Melissa Joan Hart, who played Sabrina on the iconic show, for her thoughts on the new adaptation.

'Indifferent, really,' the mum-of-three replied simply.

Her apathy doesn't mean she wouldn't make a cameo on the show, which is helmed by Riverdale executive producer Roberto Aguirre-Sacasa and Greg Berlanti.

'Never say never, but it would depend on the character they wrote,' the 41-year-old said of appearing on the Untitled Sabrina Project.

'I just don’t know where I would fit in,' she said honestly. 'I would definitely take a look at the material if they sent it along.'

And while the Drive Me Crazy actress has moved on to different projects (she's directing an episode of The Goldbergs this month), she commends the new show's different direction.

'People kept asking for it, and they were already doing Riverdale, so I guess it made sense,' Melissa said of the remake, which will star Mad Men actress Kiernan Shipka.

'I think they’re doing it in a smart way — change it up, don’t make it the same,' she noted.

The reboot will be more of a dark coming-of-age story focusing on Sabrina grappling with her identity as a half-witch, half-mortal.

'If you’re going to do the same show, it probably would fall on its face, but I think what they’re doing is probably the smartest way to reboot something.'

If you're anything like us, you grew up watching Sabrina Spellman in Sabrina the Teenage Witch navigating the murky waters of teenhood coupled with the pressures of casually being a half-witch.

While we may have been obsessed with Sabrina herself, our favourite character had to be the satirical genius SALEM.

The talking cat narrated many of Sabrina's adventures, and we're delighted that he will be making a reappearance in the edgy re-make.

Much to the delight of 90s and 00s kids, Netflix intends to bring back the legendary characters, but with a twist.

The currently untitled series, based on the Archie comic The Chilling Adventures of Sabrina has been snapped up by the streaming service for an initial two seasons, according to Deadline.

Riverdale writer Roberto Aguirre-Sacasa and director Lee Toland Krieger are set to work on the pilot.

It was Aguirre-Sacasa who tweeted the big reveal of the new Salem over on Twitter.

Looking slightly sleeker in his modern remake, we're dying to find out if he will be voiced by Nick Bakay this time around.

We just don't think we can picture Salem Saberhagen with anyone elses' vocals.

Catt Sandler left E! News two months ago after she became aware of a massive wage gap between herself and her male co-host.

In a statement posted on her website, the 43-year-old news anchor confirmed that she made the decision after learning of a “massive disparity in pay” between her and co-host Jason Kennedy.

'An executive from E! brought something alarming to my attention — namely, that there was a massive disparity in pay between my similarly situated male co-host and myself,' she wrote at the time.

Catt went on to reveal the scale of the pay gap, explaining how her male co-anchor had been earning almost twice her salary for the past number of years.

Now, Catt has revealed E!'s response to her leaving her position.

According to a personal essay written by the presenter:

A post shared by CATT SADLER (@iamcattsadler) on

'For me, in those moments, it was important to explain how I had been wronged and how I knew in my core that to stay would mean collaborating with an evil system,' she wrote.

'Swallowing my values was not an option. What happened to me was unfair.'

'After exhausting all attempts to make things right, I asked the decision makers face to face, “Why?” “Why is he, in your opinion, worth so much more than I am? Is he doubly good at his job?'

'Their response? “We’re obviously just looking through a different lens than you.” Yes, the “he’s a male and therefore gets preferential treatment” lens.'

Here here, Catt.

Feeling guilty is unpleasant, to say the least, but it turns out people feel that way for six hours and 36 minutes every week.

A recent UK survey polled 2,000 adults, and on average people admitted to feeling guilty three times a week.

That feeling of guilt isn't easily shaken, and respondents said it lingered for over two hours each time.

The reasons for feeling this way ran the gamut, with giving into a craving being the most common one, and not calling family coming in second place.

We also feel rueful when we break a diet, don't call our friends enough, and are accidentally rude to someone.

However, it's not all bad news! The study, conducted by Intrepid Travel, found that a third of people use their guilt to learn from their mistakes.

People also do good deeds because of their contriteness, the survey found.

The average adult tries to make up for their wrongdoing about five times a week with kind acts like helping the homeless, donating to charity, or lending a helping hand to family members in need.

These are the top 25 reasons people feel guilty, according to the survey:

1) Giving into a craving

2) Not calling family enough

3) Breaking a diet

4) Not calling friends enough

5)  Accidentally being rude to someone

6) Not tidying up

7) Cancelling on a friend

8) Getting a takeaway

9) Gossiping

10) Being rude to someone

11) Not going to the gym

12) Leaving a pet at home

13) Lied to a partner

14) Spending a day in pyjamas

15) Lied to family

16) Not recycling

17) Lied to a friend

18) Asking someone to do you a favour

19) Not showering/washing

20) Leaving a small shop/market without buying anything

21) Not taking your advice

22) Forgetting manner

23) Pretending you're working

24) Accidental queue jumping

25) Hitting the snooze button

People's desire to make up for their mistakes also affects the world of travel. A third of respondents say they are always looking to travel in responsible, guilt-free ways.

'Our research shows people are changing their attitudes and finding ways to make up for their bad habits,' Tom Smith, Marketing Director for Intrepid Travel, told The Independent.

'Over the last five years consumer habits have changed and when it comes to picking a holiday, people are choosing an experience that will allow them to travel responsibly.'

'Whether that’s ensuring that holidays help the local people and community, staying at hotels with green initiatives, or choosing a company that operates carbon-neutral trips, we are becoming more self-aware and are changing our perspectives.

If the job title 'chocolate taster' gets you all in a tizzy, then this job vacancy could be for you.

Mondelez, the company that makes Cadbury chocolate, is offering the job of a lifetime to one chocolate lover.

The company is hiring a 'sensory panellist' to assess their latest confectionery.

The job is based in the UK, but as it's only 15 hours a week, committed chocalateurs could split their time between the tasting lab and home.

'Our panellists are key in helping Mondelez perfect and launch an entirely new product all over the world by tasting and providing feedback just like our consumers,' the job description details.

According to the post, there is no experience required, but judging by all the screwed-up, empty purple wrappers in our bins we many already have  the qualifications.

'No experience is required as full training will be provided to develop your taste buds and the specific vocabulary required to communicate your opinions,' continues the job spec.

While the job sounds like a dream, The New York Times pointed out that being a chocolate taster is a highly scientific job.

The tasters will work in booths with specific lighting and aerodynamics to mask the smell and appearance of the various samples, leaving only the highly tuned taste buds of the tester to work their magic.

We'd still send in an application though, just in case.

Logan Paul came under fire last month after filming the body of a suicide victim and uploading the footage to the internet.

YouTuber visited Aokigahara, Japan, also known as the suicide forest due to the high number of suicides that occur there.

While there, Paul and his posse of friends discovered the body of an individual who has taken their own life.

A post shared by Logan Paul (@loganpaul) on

Rather than respectfully leaving the individual alone, the YouTuber, who has over 15 million followers, filmed the body and made a vlog out of the experience.

The video faced huge backlash, but was featured on YouTubes trending page for a number of hours.

The video was eventually removed, but many other YouTubers felt that there was a double standard for Paul's videos versus theirs because oif his massive following.

YouTube recently tightened their rules surrounding advertiser friendly content on the video hosting site, leading to a large number of alternative channels being de monetised completely .

A post shared by Logan Paul (@loganpaul) on

While Paul's suicide body video did not get advertising suspended on his account, a recent video of him toying with the dead bodies of animals has.

A video uploaded by Paul to his channel shows him using a tazer gun to damage the bodies of dead rodents.

Animal lovers were outraged by his behaviour, and claimed that his actions would incite cruelty to animals in his very young fan base.

A post shared by Logan Paul (@loganpaul) on

'How many chances does Logan Paul get?' reads a PETA statement.

'PETA finds it repulsive that this “internet personality” with millions of impressionable young followers has not learned the lesson that there is sadness, not humour, in the death of others.'

'This sort of content has no place on YouTube or anywhere else, as it could desensitize young people to cruelty to animals, so PETA is calling on the platform to remove it.'

On the back of this criticism, YouTube has suspended advertising on his channel. Advertising makes up a huge portion of income for YouTubers.

'In response to Logan Paul’s recent pattern of behaviour, we’ve temporarily suspended ads on his channels,' reads a tweet from YouTube.

Perhaps now he will finally learn his lesson?

Selena Gomez serves as such a powerful role model for fans of all ages, largely because of her honesty about her own mental health.

The 25-year-old took a career break in 2016 after experiencing depression and anxiety as side effects of her recent lupus diagnosis, showing the importance of being attentive to our mental wellbeing.

The singer's struggle with her mental health won't have some picture-perfect movie moment when it all dissipates, Selena said in a recent interview with Harper's Bazaar.

A post shared by Selena Gomez (@selenagomez) on

'I’ve had a lot of issues with depression and anxiety, and I’ve been very vocal about it, but it’s not something I feel I’ll ever overcome,' the Wizards of Waverly Place actress told Harper's Bazaar.

'There won’t be a day when I’m like, 'Here I am in a pretty dress—I won!' I think it’s a battle I’m gonna have to face for the rest of my life, and I’m okay with that because I know that I’m choosing myself over anything else.'

The pop star is making her personal well-being her central focus in 2018, saying: 'I’m starting my year off with that thought.'

A post shared by Selena Gomez (@selenagomez) on

'I want to make sure I’m healthy. If that’s good, everything else will fall into place.'

Considering how young much of her fan base is, Selena is definitely stepping away from the picture perfect facade many celebrities use, and showing fans the reality of her mental health battle can only be a positive.

We all get to a stage where our favourite jeans have been worn so much that they total lose their shape.

What were once figure hugging, tight skinny jeans are now just ill-fitted, shapeless pieces of denim.

However, while this is a total pain in the a**, there are ways to get your jeans back to their former glory, and were here to help.

Check out these brilliant clothing hacks that will bring your denim to life:

Vintage jeans

1. Turn up the heat

Put your jeans in the washing machine and run them through a standard washing cycle. Set the machine to the hottest water level possible. Use detergent and liquid fabric softener as usual. Detergent will not reduce the effectiveness of this technique, and fabric softener can actually help to prevent the jeans from becoming too stiff as they shrink. As soon as you remove your jeans from the washing machine, transfer them to your dryer. Dry the jeans completely using the hottest setting possible.

2. Be specific

If you only want to shrink, say, the thigh or waist section of jeans, it's extremely simple. Mix 3/4 cup hot water with 1/4 cup fabric softener, pour the mixture in a spray bottle, and shake to combine. Cover the entire area you want to shrink with the mixture, and then dry on the highest heat setting possible. Important note: air drying won't work.

3. Boil em'

Heat a big pot of water until it reaches a bubbling boil, then toss hour jeans in, making sure they are fully submerged. Leave them boiling for 20 to 30 minutes, drain as much as possible, and then dry on high heat. This method is similar to the whole washer dryer one, but will cause more dramatic shrink.

4. Iron them

Wash your jeans using hot water – you can use a standard hot water cycle in your washing machine or you can boil the jeans in hot water. Throw your jeans into the dryer and dry until they are damp but not soaked. Set your dryer on its highest heat setting, then iron the jeans until dry. Place your damp jeans on the ironing board and iron until they're totally dry.

5. Have a bath

For an extremely snug fit, wear your jeans in the hottest bath your body can tolerate. Once the water cools, get out of the bath, and keep your jeans on until they dry. We appreciate that this probably sounds a bit mad, but the jeans will then hug your figure perfectly!
